A website that is actually yours.

There are two ways to pay for the same site: from €1,200 paid once, or from €100 a month with no set-up fee: a 12-month contract, then month to month. VAT is not applicable (franchise en base).

The price is fixed before anything is built, and anything new you ask for later is priced before I do it, not after. What each site includes, and the terms of both ways to pay, are on the pricing page.

On the one-page and standard sites, a year of monthly payments comes to about the same as paying once. After that, paying once costs less each month, even if you add edits to what is already on the site for €70 a month.

Paying monthly suits you if you would rather not pay for the site in one go: no set-up fee, a 12-month contract then month to month, and the same edits included from the start.

Your domain name, and the text, photos and logo you give me, stay yours. Text I write or rewrite for you and a logo I design for you become yours through a written transfer of my copyright, once paid for: on the pay-once price, when the price that covers them is paid in full (the deposit is not enough); on the monthly plan, text when delivered and the logo when its price is paid. Where that text or logo is made with the help of artificial intelligence, I transfer the rights that exist and give you a permanent permission for the rest. Details in the terms of sale.

Pay once: once the price is paid in full, I transfer to you in writing my copyright in your site's design, text and code; the technical components I reuse from site to site stay mine, with a permanent licence for you (details in the terms of sale).

Your domain is registered in your name whichever way you pay: the login to it is yours, not mine, and you renew it yourself, once a year, paid direct to whoever you bought it from. Paying monthly, you can buy the site from month 12 for half the pay-once price.

After the first 12 months the plan runs month to month, and you can stop with one month's notice. The site then goes offline. Your domain stays yours, and your texts, photos and logo are sent back to you as files.

Before month 12, you can stop the payments by paying the months left until 12 in one go, nothing more, and the site and your edits keep running until then. Everything is written out in the monthly plan terms.

About two weeks of building, counted from the day your first payment and everything I need are in, not from your first message. A bigger site, or one in several languages, takes longer, and your quote gives you the date. The waiting is almost always for content, not for building.

Four things, none of them finished. Rough notes about your business: I send you a short questionnaire, write the text from your answers, and you correct anything that does not sound like you. Your photos, straight off the camera or the phone rather than pulled from Facebook, because those come out too small. Your logo, the original file if you still have it. And your domain name if you have one, or the login to wherever it is registered.

Photos are what holds a project up, every time, so send everything in one go rather than a few at a time.

You see the look before the whole site exists: the top of your homepage and a section or two, built from your answers and your photos rather than sketched, and sent with the fixed price before you commit to anything. That is the moment to say the colours are wrong or it does not feel like your business, while starting again costs an afternoon instead of a week.

After that, two rounds of changes on the look and two on the words are included in the price.

No. Every site is written by hand: no plugins to keep updated, no login page to break into and no database behind it, so there is very little to attack.

Nothing is loaded from anybody else's servers either, so there is no tracking and no cookie banner to click past. The one exception is a booking calendar from another company: if you want yours built into the page rather than linked, I will tell you what it adds before it goes in.

Everything that lets Google read and list your site is built in: your trade and your town in the words, page titles, a sitemap, and a site fast enough on a phone. It is submitted for indexing the day it goes live. That is part of the price, not an extra.

Where you land against everyone else is a slower job, and nobody honest will promise you a position. For a shop or a restaurant most of it happens on your Google profile rather than on the site.

No. Your email keeps running exactly as it does now: pointing a domain at a new site means changing the settings for the website, and the ones that carry your mail are not touched.

The old site stays up until the new one is live and answering, and every page Google already knows is sent to its equivalent on the new site, so nothing that used to work comes back as an error.

No. Nothing about a project needs us in the same room: the questions, the look, the rounds of changes and going live all happen at a distance, and mostly in writing.

I speak English, French and Dutch, and I build sites in those three plus German and Italian. Other languages are possible too. Any language I do not speak is read and corrected by a native speaker before the site goes live.

Nothing you have to do. It keeps running on its own with nothing to update, and if something I built stops working, I fix it at no charge: a fix is not a change. There is no admin panel to log into either. To change something, you email me the new wording or the new photo.

Paying monthly, unlimited edits are included. Text, photos, prices, hours, menu, team, reviews, news: email them whenever you like, no counting. An edit is a change to what's already on the site, translated into each of the site's languages and live within 2 working days of your complete request. These are not edits, and you get a price before I start: a new page, section, type of block or feature; changes to layout, colours or fonts; writing more than 50 words of text in one request; translating more than about 150 words in one request; retouching photos (cropping and resizing are included) or editing video; work on your logo, Google listing or social media. A run of small requests that together amounts to redoing the site is one project, also priced before I start. Information that went wrong without warning (you moved, closed, or changed phone number) is fixed within 1 working day; a planned change is never urgent. I group your requests into one publish, and I fix my own mistakes straight away, at my expense.

Paying once, hosting is included with no monthly fee. Edits are by the hour, priced before I start, or you can have the same unlimited edits for €70 a month, and stop with a month's notice.
